| 中文摘要:使用2019年中国家庭金融调查数据（CHFS 2019），运用Logit模型，考察了在人口老龄化背景下房地产税对城镇居民购房意愿的影响。研究发现：家庭预期缴纳的房地产税额越多，购房意愿降低的概率越大；家庭老龄化程度越高，购房意愿降低的概率越小；家庭预期缴纳的房地产税额与家庭老龄化程度之间存在交互效应，老龄化会削弱预期缴纳的房地产税额对购房意愿的抑制作用。 |

| Influence of Real Estate Tax on Urban Residents’ Willingness to Buy Houses under the Background of Aging Population |

| Abstract:This paper uses the data of China Household Finance Survey in 2019 (CHFS 2019) and Logit model to investigate the impact of real estate tax on urban residents’ willingness to buy houses under the background of aging population. It is found that the more real estate tax a family expects to pay, the greater the probability of reducing the willingness to buy a house; The higher the degree of family aging, the smaller the probability of decreasing the willingness to buy a house; There is an interactive effect between the expected real estate tax paid by families and the degree of family aging, and aging will weaken the inhibitory effect of the expected real estate tax on the willingness to buy a house. |
